This home is located in Cross Creek at Summertree, a peaceful, well-established 55+ community. At least one resident must meet the community’s age requirement. The neighborhood is known for its quiet atmosphere, friendly neighbors, and strong sense of pride, making it ideal for residents seeking a relaxed, respectful environment.
To support continuity within the community, a minimum one-year lease is required. Longer terms welcome.

Care of the Home
We take pride in maintaining the home and ask that residents treat it with care and respect. Routine maintenance is managed to help ensure the home remains comfortable, functional, and well maintained throughout the lease term.
From time to time, routine home inspections may be scheduled, with prior notice provided, to ensure the property continues to be well cared for and maintained.
Maintenance requests can be submitted through a simple, easy-to-use process so they can be addressed in a timely manner. Clear communication helps ensure issues are resolved efficiently and keeps the home in excellent condition for everyone.
Pets
Pet considerations are subject to community guidelines and approval. Please inquire in advance to confirm current pet policies and any applicable restrictions.
Smoking
This is a non-smoking property, including all indoor living spaces and enclosed areas. Smoking of any substances, including those that may be prescribed, is not permitted indoors.
Vaping is permitted outdoors only and must be done in a manner that does not create odors or disturbances for neighboring residents.
HOA Application
As part of the community’s requirements, all prospective residents must complete an application through Tenant Evaluation, a third-party screening service used by the HOA.
The application includes a background and credit check and is required for HOA approval prior to move-in. The $150 application fee is paid directly to Tenant Evaluation and is separate from the rental terms outlined above.
This process helps support a safe, well-maintained community for all residents.
